Plot size, and why The Villa refuses to average

Portal averages are close to meaningless in a community where no two houses are the same. What to look at instead.

The Villa was largely sold as land. Owners built what they wanted, within a Spanish and Mediterranean design code, which means the housing stock varies more than in any comparable Dubai community.

That variation defeats the usual shortcut. An average price per square foot across The Villa blends a tired original build on a modest plot with a bespoke house on a double one. The number it produces describes nothing that exists.

The framework we use with clients is to price the plot and the build separately. Plot value moves with size, position and street; build value moves with age, specification and how well it has been maintained.

Done that way, the apparent noise in the community's transaction history resolves into something quite orderly — and the outliers, in both directions, become visible for what they are.
