What golf frontage is actually worth in Victory Heights

Backing onto a fairway carries a premium. We ran the last two years of comparable transactions to work out how much.

Every buyer in Victory Heights asks the same question within the first ten minutes: how much more is the golf plot? The honest answer used to be a shrug and a range. It is now measurable.

Looking at like-for-like villa types across the last two years — same sub-community, same type, similar condition — plots with genuine fairway frontage transacted at a consistent premium over interior plots. The gap is real, and it has held through softer quarters as well as strong ones.

The nuance is in the word genuine. A plot that overlooks a fairway across a road is not a golf plot, and the market prices it as interior. Neither is a plot with a fairway view obscured by mature planting the owner cannot remove.

The other variable is which fairway. Holes with clubhouse visibility carry more than the quiet back nine, which surprises people who assumed all green is equal.

For sellers, the implication is that condition arguments will not close the gap: an immaculate interior plot does not reach a tired fairway plot. For buyers, the implication is that if the premium is not something you will feel every day, the interior stock is where the value sits.
